46 of Singapore's most oversubscribed primary schools have HDB flats within the 1km priority zone, and the cheapest aren't where you'd guess. We ranked every catchment by demand against price to find the value plays, the cheapest doors in, and the schools you can't buy your way into.
The oldest HDB lease you can still buy
The oldest leases still changing hands began in 1966, the year after independence, and run out in 2065. We mapped every block still carrying a 1960s lease, what is left on it, and what it sells for.
How much does your HDB lose each year?
A flat does not lose a fixed amount per year. The rate changes with how much lease is left, and accelerates sharply once you cross 60 years remaining. We mapped the curve from Bala's Table to real market data.
3 HDB towns where no flat has crossed $1 million
Choa Chu Kang, Jurong West, Sembawang. The closest is just $20K away from history. We mapped each town's gap, peak, and likelihood of crossing.
