About CheckHowMuch
CheckHowMuch is a free Singapore HDB property data platform that provides resale transaction history, market valuations, and lease decay projections for every HDB block in Singapore. The platform covers 9,704 blocks across 26 towns, with 230,860 resale transactions recorded since January 2017.
All transaction data is sourced from Singapore's official open data portal, data.gov.sg, published by the Housing and Development Board (HDB) under the Singapore Open Data Licence. Property valuations are calculated using Bala's Table, the Singapore Land Authority's official leasehold relativity model (established 1948), which accounts for the non-linear depreciation of leasehold property values as the remaining lease decreases.
Each block page shows the complete resale transaction history, current median price per square metre, five-year price trend, remaining lease with annual decay rate, and a valuation tool that estimates current market value based on comparable recent transactions in the same town and flat type. Future value projections factor in both market appreciation (3% annual baseline) and lease decay using Bala's Table formula: Bala(T) = 1 - (1/1.035)^T, where T is the remaining lease in years.
